Estimate by repair
Add what you know to refine the suggested repairs.
Unchecked systems are not included; inspect them before deciding. When area is blank, we use whole-project repair-sheet allowances. Area scaling uses a disclosed 1,500 SF reference assumption; the sheet does not provide a $/SF schedule. Basement space is separate.
Flooring finish and area
Starting rates are estimating assumptions from the sheet’s $5,000–$10,000 allowance and a 1,500 SF reference: carpet/vinyl $3.33/SF, LVP/laminate $5.00/SF, tile/hardwood $6.67/SF. Mixed/unspecified finishes use $5.00/SF. These are provisional, not contractor prices. Enter an installed finish quote or a blended rate for mixed finishes. Unfinished basement area is excluded.

Profit is the expected resale price minus purchase, repairs, financing, holding and selling costs. Your financing choice and timeline affect the result. Suggested repair budgets include a 10% buffer; a property team or contractor total is used as supplied. You can adjust costs in Details. Confirm the repair scope, contractor quotes, loan terms and resale value before committing.
