Applewood: An Older Kitchen Found a Buyer in 3 Days

Braun's ranch kept older cabinets and matched a new kitchen's three-day pace. See the rooms, yards and prices before choosing what to replace.

What changed in our advice

Last time, we favored a full remodel with warm wood tones. The Crabapple Road sale was our main example. We have since looked closely at more homes and photos.

Braun's older kitchen and Youngfield's new kitchen both came with three-day sales. That makes us more careful about telling you to replace everything. A useful house can have more going for it than new cabinets.

Keep looking for a good ranch, yard and room layout. First check what can stay. Also search Applewood Mesa Ranchettes, Ashwood and Lakota Hills on their own.

The old report covered July 27–August 24. This one covers August 1–31, 2026. Those dates overlap, so this is better detail, not a month-to-month price test.

Two kitchens, the same three days

One house had white cabinets, a wood-tone island and a farmhouse sink. Another had brown cabinets, black appliances and wallpaper. Both found buyers in three days.

Why did the older house keep up? And why did a house with a smaller yard beat both?

The rooms, setting and asking price may help explain it. We cannot tell which feature made each buyer choose. But we can look at the whole house before choosing what to fix.

How fast was fast?

Days on market, or DOM, means days listed before going under contract. It does not mean days until closing. It is not the full time you own the flip.

The 24 sales we studied in ZIP 80401 averaged 30.6 days. The ten marked Updated/Remodeled averaged 35.1 days. One of those took 246 days, which raised the average.

Somerset was fastest among sales that showed at least one listed day. One other record showed zero days and unclear building details. We kept it in the average but did not use it as proof of speed.

Ashwood and Lakota Hills are separate areas from Applewood. The shared ZIP does not make their houses worth the same amount. Some August closings also found their buyers back in July.

Look at the parts you would keep or replace

We viewed Youngfield's and Braun's current listing photos. For Somerset, we could only check the listing's written details. Photos show looks; they cannot prove hidden quality or exact materials.

Youngfield's listing also says soft-close cabinets, new windows and solid-core doors. It lists heated bath floors and rainfall showers. These are ideas to check against your home's price and needs.

They are not required parts for every house in the ZIP. Braun still sold for $1.365 million with its older finishes. That was $15,000 above its $1.35 million asking price.

Start with the house and yard

Braun had four bedrooms on the main floor and a two-car garage. Its lot was 0.34 acre. Photos show a brick ranch, large trees and a broad lawn.

The listing says a backyard creek feeds the Rocky Mountain Ditch. It also names nearby Maple Grove Park and golf courses. Walk the yard and check drainage before valuing that creek setting. Braun's listing.

Its basement had another 1,405 square feet, all unfinished. That is possible future space, not finished living space today. A buyer might like the main floor without taking on that work.

Youngfield had five bedrooms, three baths and a quarter-acre lot. Its listing says it backs to the quiet end of Daniel's Park. That is different from having a park somewhere nearby.

The lower floor had its own outside entry, kitchen and laundry. The home also had four garage spaces. Those features can help people share a house and keep separate routines.

We did not check whether the lower floor could legally be rented. Do that before counting rent in your plan. Youngfield's listing.

Somerset had the smallest lot here: 0.10 acre. Its listing says the kitchen opens onto a deck with several levels. Windows and the deck face mountain views.

The listing places it beside public land and open space. It also lists newer heating, cooling and a water heater. Other items include a lower-floor heat-and-air unit, car charger and timed window shades.

Downtown Golden is about two miles away, according to the agent. Here, the view and deck may matter more than yard size. We could not check the land boundary or promise that view will stay. Somerset's listing.

A new sink can arrive on a truck. The park next door generally cannot. Buy the good setting first, then make the house work with it.

The asking price still matters

Youngfield started at $999,950 and closed at $1.21 million. Somerset started at $1.15 million and closed at $1.175 million.

Somerset also paid a $5,000 seller credit. That is money the seller agrees to pay as part of the sale.

Those starting prices were quite different from Braun's $1.35 million. We cannot give the kitchen credit for all the speed. Price, rooms and location all changed between the homes.

Juniper took 246 days despite its reported updated kitchen and new heating/cooling. The agent also listed stainless appliances. We checked the written listing, not its photos.

Its asking price fell from $1.7 million to $1.295 million. It then sold for $1.215 million. The long wait does not prove the work was poor. Juniper's listing.

Where we would look, and what we would fix

In Applewood Mesa Ranchettes, look for useful ranches. Favor good main-floor bedrooms, parking and a yard people can use. Check cabinets before replacing them, and worn floors before choosing new finishes.

Would fresh paint and better lights help? Would opening a wall take away a useful room? Price basement work on its own, using similar nearby homes that sold.

In Ashwood, look for park-edge lots and useful lower floors. Keep separate entries, good light and easy paths between rooms. Match counters, cabinets, tile and fixtures without replacing sound parts by habit.

Check windows, wiring and baths as well as looks. Add costly bath extras only if similar nearby sales support the price.

In Lakota Hills, check homes around Somerset and Eagle Ridge. Look for living rooms that face the view. Check decks, slopes, access, shade and heating before adding new decor.

These sale prices are not prices to pay for a fixer. Start with a likely sale price based on similar nearby sales. Allow for repairs, credits, selling costs, loan costs and delays. Leave room for profit before setting your offer.

Use that approach when reviewing current investment opportunities.
