Denver 80211: A 6-Day Buyer, Wood Cabinets and a Green Backsplash

Ten August resales found buyers within a week. See where a sound kitchen could stay, why the whole house mattered, and what a slower remodel teaches before your next flip.

Before you order new cabinets, check the ones you already have. A house at 2120 Meade Street found a buyer in six days. Its kitchen paired wood cabinets with a bright green backsplash.

It closed at $945,000, with no seller credit reported. The kitchen did not have to turn white to be part of that sale.

That is a useful starting point for a flip here: keep sound parts that work together. Fix what stops the house from working well. Then check the price against nearby homes with similar rooms and space.

This is our first dedicated 80211 report. It adds local proof to the repair questions in our August overview.

Ten buyers moved within a week

We checked 39 August resale records in ZIP 80211. The MLS classified these as single-family homes. Average days on market was 34.0 days. Ten of the 39 recorded seven days or less.

Days on market, or DOM, is the MLS's recorded marketing time. It does not include the whole wait to close or the full time you own a flip.

The group spans several neighborhoods, prices and house types. Some listings describe attached homes. Two of those ten fast sales were marked Fixer. A fast sale of a repair project is not proof of what a finished flip will bring.

Still, quick buyers were present. The job is to work out which house you can offer them at a supported price.

Four houses, four different choices

These are different houses, not four equal choices. Their lot, layout, size and first asking price all matter. The ZIP average is a broad reference, not a promise for any one block.

The six-day kitchen kept its wood color

We inspected current listing photos for 2120 Meade. The kitchen has warm wood-tone paneled doors, small silver knobs, light counters and glossy green rectangular backsplash tile. Stainless appliances sit beside a beige square-tile floor.

The counter wraps below two windows. There is no large island. The dining room connects to the kitchen through a doorway and to the living room through a wide, shaped opening.

The bath photo shows a wood-look vanity, white sink top and white subway tile around the tub. A silver faucet and small white floor tiles finish the room. The rooms have different colors, but each has a clear use.

The listing names quartz counters, oak floors, newer windows, HVAC work and a radon system. It also describes a finished basement and two-car garage. Those written claims were not checked in person. See the Meade listing and photos.

What to do: test cabinet doors, drawers and storage before planning demolition. If they work, get a price for a smaller refresh. A new counter or light may fit; a whole new layout needs a reason.

The green tile is proof of one home's look, not a color order for your next kitchen. The useful lesson is that a finished room can have character.

A one-day buyer accepted an older bath, too

At 2660 Meade, the agent described cherry cabinets, stainless counters and an island. The listing also said the main bath kept its original floor tile and tub.

We checked those written details, not its room photos. The home recorded one DOM and closed at its $1,050,000 first asking price, with no seller credit reported. It tied another home for the lowest positive DOM in the ZIP.

It also offered a three-car garage and more finished space than the six-day house. The price, room layout and setting could help explain the result. We cannot assign the speed to its cabinets or tub. Read the matched Meade listing.

Be careful with the area totals. Its 2,256 finished square feet are separate from 322 unfinished basement square feet. The public listing's larger total combines them.

The listing also flags the basement bedroom as having no egress window. Check bedroom use, permits and escape openings before copying a bedroom count into a resale plan. See the room and area details.

What to keep: sound trim, useful wood cabinets and intact bath finishes deserve a close look. What to fix: water damage, bad drawers, failed tile and other defects still need work. An older tub is not a reason to ignore a leak.

A smaller house found its buyer at $615,000

3124 W 45th Avenue recorded two DOM and closed at its $615,000 first ask, with no credit reported.

The listing described wood floors, original wood window trim and a remodeled kitchen open to a dining area. It had one bedroom and one bath on each level. The public record of the listing reports two parking spaces; the MLS export records no garage.

Use 1,371 finished square feet, not the 1,442 total that includes 71 unfinished square feet. We did not inspect this home's interior photos. Read the listing details.

This sale is useful when studying smaller homes around W 45th Avenue. It is not a reason to copy a million-dollar Meade Street price onto one.

The remodel still needed the right price

4729 N Meade Street is the slower test. Its listing described a full remodel, refinished original wood floors, new wiring and plumbing, a tankless water heater and central air.

Yet it recorded 77 DOM. The first ask was $580,000. The last ask was $498,000, and it closed at $502,000 with a $4,000 seller credit. Read the matched listing and sale history.

After that credit, the price was $498,000 before other costs. That is not profit. The sale still had fees and the owner's earlier costs.

This home had one bath and 906 finished square feet. It was smaller than the fast examples and started at a different price. Its remodel claim does not tell us which work was needed, what it cost, or why its buyer took longer.

New wiring can be necessary work. It does not make the asking price right by itself.

How to build your repair plan here

Start with the block and the house. Search the Meade Street examples near Sloan's Lake separately from Grand View and Berkeley. Match finished space, bedroom locations, baths and parking before matching countertop colors.

Keep the useful character. Test sound wood cabinets, trim and floors. Get separate bids for repair, refinishing and replacement. Keep a part because it works, not just because keeping it is cheaper.

Finish each room's real jobs. Check leaks, heat, cooling, wiring, drainage and safe bedroom use. Make baths work properly. Measure the paths through the kitchen before adding an island.

Let sold homes earn the expensive extras. A larger garage, finished basement or costly kitchen needs its own price and repair check. These examples do not show what any one feature adds to value.

Leave room for time and credits. Ten fast records sit beside a 34-day average and some much longer waits. Include extra loan payments, taxes, insurance and sale costs when deciding what to pay.
