Littleton 80125: What a 9-Day Sale Kept, and Where to Stop Spending
Painted cabinets and an unfinished basement came with a quick Roxborough Village contract. Compare the rooms, repairs and seller credits before planning your next flip.

You can make a house look fresh without replacing every part of it. The hard part is knowing where to stop.
At 8188 Eagleview Drive in Roxborough Village, the listing described painted cabinets, new hardware and refreshed baths. The basement stayed unfinished. The house found a buyer in 9 days and closed for $540,000.
That gives a flipper something useful to study. It does not mean any paint job earns that price. Another nearby house with fresh paint and carpet took 35 days, cut its asking price and paid a credit.
The opportunity is to buy the right rooms at the right price, then fix the work buyers would otherwise inherit.
First, use the right part of Littleton
The 26 resale houses we studied in ZIP 80125 averaged 43.2 days on market. That is the arithmetic average for houses closing August 1–31, 2026, after excluding homes marked as new construction, models or builder-owned.
Nine of those 26 recorded 30 days or less. Six took more than 60 days. These are completed sales, not a count of every house still waiting for a buyer.
Days on market, or DOM, means the MLS's measure of time listed before contract. It is not time until closing or the whole time you own a flip.
This ZIP includes very different houses. The seven sales named Roxborough Village in the listing averaged 38.6 days. The nine in Sterling Ranch averaged 33.2 days. Neither is a forecast for a particular street.

The small house with enough useful space
Eagleview had three bedrooms, two baths and a two-car garage. Its 1,398 finished square feet were above grade; another 371 square feet of basement were unfinished.
Some public pages show 1,769 square feet at the top. That adds the unfinished basement. Use 1,398 when comparing finished living space. Eagleview's sale and room details.
The kitchen photo shows white cabinet fronts, metal pulls, pale counters and square tile flooring. Another photo shows a front room set up with two desks. The listing says the cabinets were painted, the counters and hardware updated, and the appliances were stainless steel. We have not verified when each job was done. Eagleview's listing description.
The bath work was described as an updated vanity and lighting in the primary bath, plus a refreshed second bath. We did not inspect bath photos. The agent also reported a 2019 roof and furnace, 2020 air conditioning, a covered patio and two sheds.
Those details give you a useful repair list to check: working cabinets, clean counters, usable baths, room to work and storage. They do not prove what caused the nine-day result.
A basement does not need drywall just because it exists. Before paying to finish one, ask whether the house already has enough usable bedrooms, baths and living space at your planned sale price. Eagleview did. That is one real example, not a rule for every home in the ZIP.
Two slower homes keep the lesson honest
These three houses were in Roxborough Village. All had three bedrooms and two-car garages, but their layouts and finished space differed.

Brown Bear had white upper cabinets, blue lower cabinets and an island in the photos we checked. Gray plank-shaped flooring ran from the kitchen into the living room; the listing calls the floor tile. It still took 35 days. That was below the ZIP average, but well behind Eagleview. The extra bath did not make it the faster or higher-priced sale. Lot, room layout, condition and seller choices also differed. These records cannot assign the result to cabinet color.
Elmwood offers a second check on the basement decision. The listing describes new main-floor flooring and fixtures, new stainless appliances, and an upgraded basement with a third bedroom, full bath and flex space. Elmwood's listing.
Its finished area was 936 square feet above grade and 651 below, with 35 more unfinished. Eagleview had all its finished space above grade. Those room arrangements are not interchangeable, even when the total looks close.
Elmwood's 54 days do not prove the basement work was wasted. They do show why an extra finished room needs support from similar sales before it goes on your shopping list.
Count the credits before counting the win
Seller credits are money the seller agrees to pay as part of the sale. They reduce the price left before other costs.

Eagleview's $10,000 over-ask sale came with a $10,000 credit. The price after that credit matched its original asking price. A fast contract was real; extra money above the ask did not remain after the credit.
These are sale terms, not profits. The price paid for the house, repairs, financing and other sale costs are not in this comparison.
Sterling Ranch has its own proof
The three fastest positive-DOM resales in the ZIP were in Sterling Ranch: 8101 Adams Fork Avenue at 3 days, 8940 Animas River Street at 4, and 8445 Garden City Avenue at 4. Their closing prices ranged from $779,000 to $799,990. They are much larger than the Roxborough Village examples above.
Adams Fork had 3,151 finished square feet, five bedrooms and three baths. Its listing describes a ranch layout, stone counters, a large kitchen island, and a finished basement with two bedrooms and a bath. It closed at $779,900 with a $15,573 credit, leaving $764,327 before other costs. Adams Fork's listing.
Study that house if you are buying a similar Sterling Ranch home. Do not use it to justify a costly kitchen in a much smaller house elsewhere in 80125. The extra rooms came with the higher price too.
What to buy, keep, fix and check
Buy around a supported finished-house price. For a smaller Roxborough Village house, start with nearby three-bedroom sales around 1,350–1,650 finished square feet. Match above-grade rooms, baths, garage and yard before using the prices. These are starting examples, not an offer range for an unseen property.
Keep sound parts that already work. Open every cabinet and drawer. Test whether the kitchen has enough storage and clear paths. Eagleview supports checking a cabinet refresh before ordering a full replacement. Its photos do not prove the cost or age of the cabinets.
Fix defects before adding extras. Check leaks, soft floors, broken tile, bath ventilation and worn surfaces. Have the roof, heating and cooling checked. Get bids for the work the house actually needs; the reported equipment dates on a sold home are not proof of your home's condition.
Check the basement plan twice. Measure finished and unfinished space separately. Confirm the existing rooms and any planned work with the right professionals. Compare houses with the same room layout before assuming more finished space will raise the sale price enough to cover the work.
Leave room for the slower outcome. Include credits, selling costs, loan costs and extra payments in the plan. Then check similar homes for sale now, including price cuts and builder offers. August closings help set the questions; they do not show all of today's competition.
