Half of these homes sold in a week
September was a slower month across the metro. The average resale house took 43.2 days to find a buyer.
In Denver's 80239, the 16 resale houses averaged 19.2 days. Half of them sold in a week or less. The typical home closed at 99.6% of its first asking price.
DOM is the MLS days-on-market count. It roughly tracks time listed before a buyer signed a contract, but for some homes the MLS counts fewer days than the calendar shows. It does not count closing or your repair time.
Sixteen sales is a small group. These are clues, not promises.
Where to look and what was inside
Where: Montbello, with 1969–1972 brick and split-level homes, and Parkfield, with 2003–2005 one-story homes.
Inside: Four of the five fast kitchens had wood-tone cabinets: brown, amber, honey-maple and honey-oak. The fifth, Maxwell Place, had cream-painted cabinets. None showed a brand-new kitchen in the photos.

Photos show the look, not the material. Where a listing names a material, we say so.
Where the fast homes were
The fast sales came from two places inside this ZIP:
- Montbello: 1969–1972 brick homes on 6,600–7,650 square-foot lots.
- Parkfield: 2003–2005 one-story homes with two-car garages and small HOA fees. Parkfield sits inside the city's Gateway–Green Valley Ranch neighborhood.
| Address | Area | DOM | Original ask → close | Seller credit | Home details |
|---|---|---|---|---|---|
| 13082 Randolph Pl | Montbello | 1 | $400,000 → $420,000 | $10,000 | Brick ranch, 4 beds, 2 baths, no garage |
| 5355 Tulsa Way | Montbello | 1 | $435,000 → $435,000 | $15,000 | Brick ranch, 4 beds, 2 baths, 1-car garage, finished basement |
| 15895 Robins Dr | Parkfield | 2 | $450,000 → $450,000 | none | One-story, 3 beds, 2 baths, 2-car garage, built 2005 |
| 5531 Lewiston Ct | Parkfield | 3 | $450,000 → $445,000 | $10,000 | One-story, 3 beds, 2 baths, 2-car garage, built 2003 |
A fifth home, 14855 Maxwell Place in Montbello, also logged 3 days. Its listing and the MLS disagree on its seller credit and bath count, so we left it out of the table.
The kitchens were not new
This is the useful part. None of these four kitchens looked brand new in the photos.
- Randolph Place: photos show medium-brown cabinets that look original, with older pulls. The counters look like speckled stone. Stainless appliances, new-looking floors and fresh gray paint round it out. It logged one day and closed $20,000 over asking. Listing
- Tulsa Way: amber wood cabinets, light counters, a white backsplash and stainless appliances. Tan tile in the main living areas, and plank-look floors in the bedrooms and finished basement. Listing
- Robins Drive: honey-maple cabinets, beige counters and white appliances. Carpet in the living room and an oak bath vanity. The listing called it "turnkey." Listing
- Lewiston Court: honey-oak cabinets, tan counters and a brown-green tile backsplash. The listing reports fresh paint, new carpet and newer stainless appliances. Listing
The pattern is clean and working, not brand new. These homes showed paint, flooring, appliances and tidy baths, not new cabinets.
Older wood cabinets didn't stop these sales. We'd still test every drawer.
The slower homes had more of everything
| Slower house | Area | DOM | Original ask → close | Seller credit | Home details |
|---|---|---|---|---|---|
| 4780 N Jasper St | Avion (Gateway–Green Valley Ranch) | 35 | $499,000 → $485,000 | none | Two-story, 3 beds, 3 baths, built 2018 |
| 5303 Elkhart | Montbello | 139 | $485,000 → $460,000 | $11,750 | Bi-level, 4 beds, 2 baths, second kitchen |
Jasper Street had the best kitchen of the six. Photos show dark shaker cabinets, a large white island and plank floors. It was newer and bigger too. It still took 35 days and closed $14,000 under its first ask. Listing
Elkhart had a second kitchen, and the listing describes a mother-in-law exterior suite. The listing reports a 2025 roof, furnace and windows. It took 139 days and closed $25,000 under its first ask. Listing
Both slower homes asked $485,000 or more. Every fast home asked $450,000 or less. Both were also bigger, per the MLS.
We can't prove price caused the gap. Layout, location and timing could matter too. But in this small set, the nicer kitchen didn't come with the faster sale.
Who bought these homes
County deed records show all five fast homes went to people using standard home loans. Three used FHA loans, which require the buyer to live in the house. So the older-cabinet kitchens were bought by homeowners, not flippers. The slower Elkhart home also went to an FHA buyer, and Jasper's buyers paid without a recorded loan.
What this means for your next 80239 flip
- Look in Montbello and Parkfield. All five of the fastest sales were in these two areas.
- Notice the $450,000 line. Every fast home asked $450,000 or less. Both slower homes asked more. That's a pattern in seven homes, not a rule.
- Test the cabinets before you replace them. Older wood cabinets were in all four fast kitchens we checked. Those homes showed fresh paint, floors and appliances instead.
- A garage isn't required. Randolph had no garage and logged one day.
- Plan for credits. 13 of 16 sales had seller credits. A typical credit was about $10,000.
- Don't assume new finishes win. The 2018 kitchen was the newest-looking one we saw. It took 35 days; the two 2000s-built Parkfield homes took 2 and 3.
Sources and method: We used every September 1–30, 2026 closed single-family resale in REcolorado for ZIP 80239, leaving out new construction. Average means the arithmetic mean. We checked listing photos and descriptions for these homes on October 14, 2026. County deed records (pulled through Elementix on October 14, 2026) show who took title and any purchase loan. "Photos show" is what we saw in thumbnails, so counter materials are looks, not lab results. Neighborhood names come from the listings; the Gateway–Green Valley Ranch label comes from our own check against the city's neighborhood map.
