THE FLIPPOCKET REPORT

Colorado housing news for people who buy, fix and sell homes.

September 1–30, 2026 sales · What sold fast, and what to check

Thornton 80241: Same Street. The As-Is House Took 3 Days. The Redo Took 50.

Two 1996 houses on Grape Way in Concord went opposite ways. The as-is one found a buyer in 3 days, over asking. The redo cut its price and took 50.

Steady, not frantic

Thornton's 80241 made our top five a different way. It wasn't the fastest. It was steady and held its price.

Its 22 resale houses averaged 29.8 days. Half sold in 20.5 days or less. Only four logged 1 to 7 days. But the typical home closed at 100% of its first asking price. The metro averaged 43.2 days in September. Thornton was quicker in August, at 20.3 days.

DOM is the MLS days-on-market count. It roughly tracks time listed before a buyer signed a contract, but for some homes the MLS counts fewer days than the calendar shows. It does not count closing or your repair time.

Where to look and what was inside

Where: Concord, with 1986–1996 homes, plus one 2017 house in Bramming Farms.

Inside: A mix. Two had wood cabinets, two had white or painted ones, and one had older cream cabinets. The fastest, Glencoe Street, had painted cabinets with brown speckled counters.

Every one of these closed at or above its asking price. All had two-car garages.

One more home, 13130 Summit Grove Pkwy in Woodbridge Station, also logged 9 days; we did not check its listing. A house in Eastlake Village logged 0 days on market, which doesn't show open-market time, so we leave it out.

Concord is a 1980s–1990s neighborhood in the Adams 12 school district. The four Concord fast sales closed between $415,000 and $517,000.

The Grape Way puzzle

Now look at two houses on the same street.

12130 Grape Way3$400,000 → $415,000Sold as-is. Needed carpet, paint and appliances. 3 baths.

Both were built in 1996. Both have two-car garages.

12130 looks tired in the photos. Honey-oak cabinets, white counters, an old fluorescent light panel and a dirt back yard. The listing said "SOLD STRICTLY AS-IS." It also said the HVAC was replaced in 2022. It sold in three days for $15,000 over asking. Listing

12080 looks finished. White cabinets, light counters the listing calls quartz, a subway-look backsplash and plank floors. It started at $535,000. It cut to $500,000. The listing says it came back on the market after a deal fell through. It closed at $505,000 after 50 days. Listing

So the redo wasn't ugly. Its first price was higher than any Concord fast sale closed for this month. It went under contract after the price came down near $505,000.

We can't prove the first price is why it waited. It also listed one fewer bath, and a deal fell through along the way. But it's a clear warning to check the street's recent top sale before you set a number.

The nicest kitchen on the block still has to fit the block's price.

What the other fast homes kept

  • Glencoe Street: painted cabinets, granite-look counters and warm plank floors. The listing reports a 2025 roof and a newer furnace. Listing
  • Hudson Court: the kitchen looked older in photos, with cream arched cabinets and white appliances. The primary bath was the big remodel. The seller offered a home warranty and a roof certification. It sold $19,000 over asking. Listing
  • Dahlia Drive: white shaker cabinets, dark counters the listing calls quartz, skylights and a stone-paver deck. Listing

One full kitchen. One remodeled bath. One painted kitchen. One as-is. All found buyers in nine days or less.

The other slow house

13328 Ash Cir in Parkridge Villages started at $525,000, cut to $510,000 and closed at $517,000 after 64 days, with a $6,250 seller credit. It had two baths, no central air per one listing site, and an updated bath. Listing

Who bought these homes

County deed records show four of the five fast homes went to people using conventional home loans. Dahlia Drive's buyer paid without a recorded loan. Both Grape Way houses went to people with conventional loans, including the as-is one.

So the Grape Way puzzle is a fair fight. A homeowner bought the tired house in three days. Another homeowner bought the redo after 50.

What this means for your next 80241 flip

  1. Look in Concord. Four of the six quickest sales came from this one neighborhood.
  2. Check the ceiling before you design the kitchen. Concord's fast sales closed $415,000–$517,000. The redo that started at $535,000 closed at $505,000.
  3. Put the big repairs in the listing. Several fast listings named a new roof, a newer furnace or HVAC, a warranty or an inspection. We can't say that's why they sold, but buyers can't see a furnace in photos.
  4. Don't skip the as-is play. A tired house at a lower price sold in three days, over asking.
  5. Plan for credits. 14 of 22 sales had seller credits. A typical credit was about $8,875.

Sources and method: We used every September 1–30, 2026 closed single-family resale in REcolorado for ZIP 80241, leaving out new construction. Average means the arithmetic mean. We checked listing photos and descriptions for these homes on October 14, 2026. Some photos looked digitally furnished; we describe only fixed finishes. Ranking note: Arvada's 80003 first ranked fifth. Then our house check found its fastest "single-family" sale was really an attached unit. With that home removed, Arvada averaged 30.3 days and Thornton moved up. County deed records (pulled through Elementix on October 14, 2026) show who took title and any purchase loan. "Photos show" is what we saw; "listing says" is the agent's claim.
